Unlike real estate agents, we do not keep a file of property listings; we match individual buyers to individual properties that suit their individual needs. As buyer’s agents, we will search for, locate, investigate, negotiate and help you purchase your property: we will liaise with the real estate sales agent on your behalf. Our main service – researching and purchasing – covers everything you need to know about your new property and the area where it is located, including information on schools, shops, medical facilities, employment and even insurance rates.

. . . This is what is included in this service:

Researching and Purchasing - Once you have completed the ‘Personal Request Form’, which is located at the bottom of this page, specifying what you would like to buy, and you have signed the appropriate form appointing us to purchase property on your behalf, we can start working for you. This will involve:

  • Sourcing a list of properties matching your specifications;
  • Presenting these properties to you, via our website, for you to consider and create a short list;
  • From your short list, we will further investigate each property and report back to you with our findings. We will also include a detailed market appraisal to give you a price guide and a negotiation strategy;
  • By this time, you will be fully equipped with enough relevant information about your property choices to safely choose the property that you wish to make an offer on. We will then handle the negotiations with the agent/owner on your behalf, securing you the best possible price – of course, no offer will be presented without your written consent;
  • Upon acceptance of your offer by the owner, we will then guide you through the legal transfer of the property. During this stage, we will periodically check on your new home and, before settlement, organise a final inspection to confirm that everything is as agreed;
  • Upon settlement, we will arrange for the collection of the keys and notify you that the transaction has been settled;

This service is offered at $5,500* (inclusive of GST at 10%)

Single Property Research - If you have already found a property you like, but want to know more than what a sales agent has told you, we can research the property for you so that you are in a secure position to negotiate with the sales agent. We will attend to:

  • A title search to establish the legal owners of the property and to check for any easements, encumbrances and interests
  • A comparative market appraisal report to establish its fair market value
  • An inspection of the property to gauge its current condition
  • A photographic report on the property and its location
  • A copy of the sales contract to see if any conditions have been imposed

If required, we will attend and monitor any building and pest inspections you organise.

This service is offered at $550* (inclusive of GST at 10%)

* To be paid on completion of the report

… And we can also provide:

Representation at Auction - If you are wishing to purchase a property that is going to auction and cannot or do not wish to attend, we can represent you. Before the auction, we will provide:

  • A title search to establish the legal owners of the property and to check for any easements, encumbrances and interests
  • A comparative market appraisal report to establish its fair market value
  • An inspection of the property to gauge its current condition
  • A photographic report on the property and its location
  • A copy of the sales contract to see if any conditions have been imposed

If required, we will attend and monitor any building and pest inspections you organise.

  • On the day of the auction, we will register to bid on your behalf and we will participate in the auction process to secure the property for you
  • If the property is passed in, we will endeavour to be the highest bidder to enable us to further negotiate, within your price limit, with the sales agent/owner
  • Once we have successfully negotiated the purchase of the property, we will attend to the necessary paperwork with the sales agent and auctioneer
  • We will then guide you through the legal transfer of the property. During this stage, we will periodically check on your new home and, before settlement, organise a final inspection to confirm that everything is as agreed

This service is offered at $1,100* (inclusive of GST at 10%) for a successful purchase - There is no charge for an unsuccessful bid
